Our firm’s licensed staff provides to our clients the knowledge gained from 83 years of real estate experience in our local area.
· Keeping owners advised of current real estate market conditions and trends is vital. Vacant or mismanaged properties do not generate a positive rental experience for anyone.
· Preparing your property for the occupancy of a tenant. Inspecting your property we may make positive suggestions in an attempt to prevent problems from occurring in the future as we endeavor to limit the owner’s costs and future liabilities.
· Marketing the property (See Marketing Strategy).
· Evaluating the prospective tenant’s application(s), in detail, including, but not limited to, a credit check, employment and income verifications, and checking prior landlord references, etc..
· Preparing a lease, reviewing the terms, conditions, and expectations of this lease with the prospective tenant and, if necessary, discussing the lease with the landlord: getting the lease executed by all parties concerned.
· Collecting security and/or pet deposits from the tenant and to providing an accurate accounting of such.

Conducting a thorough check-in inspection and preparing a detailed report as to the condition of the leased premices on its "first day of tenancy."
· Conducting inspections of the property, as needed, throughout the tenancy, providing the landlord with updates, as required.
· Collecting monthly rents and other charges from tenant, including pursuing legal means of collecting rent, if required.
· Handling maintenance and emergency issues that arise at any time of "day or night," and executing and expediting prepared plans to complete the designated task.

Preparing and delivering monthly rent proceeds to the property owner as well as a detailed monthly and year-to-date accounting statement.
· Conducting a check-out inspection at lease termination to determine the condition of the property "at that time" and compare the results to the check-in inspection.
